If you list your house for sale by owner (FSBO) or even just search for "sell my house" online in Maryland, your phone will start ringing.

According to the Maryland Real Estate Commission (MREC), legitimate transactions require financial capability. Ask for a "Proof of Funds" letter dated within the last 30 days. If they hesitate or send you a generic screenshot, walk away.

3. The Identity Verification

Does their website show real faces? Or is it just stock photos of people shaking hands?
